Before we execute an Exclusive Listing Agreement, we will:

  • Prepare pricing recommendations by analyzing competitive properties on the market, comparable sales, pending contracts and homes that did not sell.
  • Obtain assessment information including: mortgage information, taxes, property improvements, utility costs, etc.
  • Recommend property improvements to yield the highest possible price.
  • Provide you with suggestions for showings.
  • Discuss staging recommendations to help you yield the best price.
  • Prepare and explain an estimate of closing/settlement costs and net proceeds.
  • Discuss possible inclusions/exclusions and personal property.
  • Counsel you regarding preparing your home for sale.

When we begin the marketing process we will:

  • In the First Phase ...
    • Arrange for interior and exterior photographs and a visual tour.
    • Install a professional full color yard sign and a brochure box to attract "drive-by" prospects.
    • Enter property information into Trend and Innovia Multiple Listing Service databases, which will expose your property to all licensed members in Delaware, Pennsylvania, New Jersey and Maryland.
    • Install a secure electronic lock box to facilitate showings by all agents regardless of which company they work for.
    • Contact current prospects to offer a private showing.
    • Search for additional prospects.
    • Arrange for an office tour of your home.
  • In the Second Phase ...
    • Prepare necessary marketing materials.
    • Add property information, photos and visual tour to our website at www.DeeAndDoreen.com.
    • Prepare full color feature sheets that highlight all of the features and benefits of your property.
    • Prepare a Home Display Book.
    • Review the property to check condition.
  • In the Third Phase ...
    • Conduct direct mail/email program as necessary.
    • Provide information about the purchase agreement and negotiations.
    • Hold either a public or a Broker’s open house, as needed.
  • In the Fourth Phase ...
    • Provide monthly written marketing reports to update you regarding changes in the current market conditions.
  • In the Fifth Phase ...
    • Hold pricing strategy conference.
  • While your transaction is pending we will:
    • Deposit earnest money as required by Delaware law.
    • Order deed, wood destroying insect report and other items, as needed.
    • Coordinate water, septic and any other inspections, as needed.
    • Review the inspection reports with you and help coordinate or negotiate repairs.
    • Follow up with borrower's lender.
    • Review the closing conditions on the borrower’s mortgage commitment.
    • Post sale as "pending" on Multiple Listing Service records, put up "Sold" sign.
    • Assist cooperating agent with any problems relative to the sale.
    • Provide mortgage information to closing attorney to order pay off information.
    • Schedule the closing.
    • Coordinate possession of property.
    • Locate a new home, if desired.
  • At settlement we will:
    • Review HUD1 closing statement with you.
    • Attend the closing and answer your questions.
  • After settlement we will:
    • Maintain a file of all closing papers.
    • Download all closing documents on CD for your records.
    • Pick up yard sign and electronic lock box.
